Property owners have been advised by Emerging Real Estate that the UK rental market is still performing well and providing cause for optimism among landlords.
Tim Morgan, partner at the company, claims that the levels of tenants competing for properties and general level of demand is promising and will ensure that landlords are in for a healthy 2012. That said, they should still ensure they invest in rent guarantee insurance, in case tenants do get into difficulty.

He also recommended that if successful property owners in the UK are considering branching out abroad, then they should ensure they do their homework in terms of tax and insurance regulations first.
Mr Morgan said: “The rental market in the UK is also strong – the third quarter of this year saw rental properties being let in an average of 12.7 days, down from 13.5 days in the same period in 2010. There is now [around] five tenants competing for each available rental property.”
